We Buy Houses
Across Georgia
From Walker, Catoosa, Dade and Whitfield counties down I-75 to metro Atlanta. You get a written cash price within a day, a closing in as little as two weeks, and a Georgia-licensed attorney handling the paperwork. Nothing to repair, no fees, no commission.
Sell Your Georgia House Fast — Any County, Any Condition
Dignity Properties is a Chattanooga-based, BBB Accredited cash home buyer, and our office sits less than ten miles from the Georgia line. Northwest Georgia — Walker, Catoosa, Dade and Whitfield counties — is as much our home market as Hamilton County is. Rossville, Fort Oglethorpe, Ringgold, LaFayette, Chickamauga, Trenton and Dalton are places we drive through every week, not pins on a map. We also buy in metro Atlanta, where a two-hour trip down I-75 is a small price for a house we want.
Selling in Georgia has its own rules. Closings must be run by a Georgia-licensed attorney rather than a title company, the seller usually pays the state transfer tax of $1 per $1,000 of price, and foreclosure moves faster here than almost anywhere in the country. We have closed enough Georgia purchases to know the routine, and we bring the attorney, the timeline and the cash. You bring the house as it is.
Why Georgia Homeowners Sell for Cash Instead of Listing
The traditional Georgia listing works fine for a renovated house in a hot subdivision. It works poorly for everything else. A lender will not write an FHA or conventional loan on a house with a failing roof, an unpermitted addition, active knob-and-tube wiring or a foundation that has shifted — and a large share of North Georgia's older housing stock has at least one of those. Rural properties on well and septic, manufactured homes on rented land, and houses with title clouds from an old estate all narrow the buyer pool further. A cash buyer removes the lender from the equation entirely.
Speed is the other reason. Georgia foreclosures are non-judicial: under O.C.G.A. § 44-14-162 the lender mails a notice at least 30 days before the sale, runs the legal ad four consecutive weeks in the county newspaper, and sells on the courthouse steps on the first Tuesday of the month. From the first missed payment to the auction can be under four months. A listing that takes 90 days to sell and another 45 to close cannot beat that clock. A cash sale can.
How a Georgia Cash Sale Actually Closes
Georgia is an attorney-closing state. The Georgia Supreme Court has held that conducting a real estate closing is the practice of law, so a licensed Georgia attorney — not a title company escrow officer — prepares the deed, runs the title examination, disburses the funds and records the documents with the Clerk of Superior Court in the county where the property sits. We work with closing attorneys in Walker, Catoosa, Whitfield and Fulton counties and cover their fees ourselves. If you have already moved out of state, most of our Georgia attorneys will arrange a mail-away or remote-notary signing.
Property taxes in Georgia are billed once a year by each county and prorated at closing, and if the house is your primary residence a homestead exemption may already be reducing the bill. Each county's Tax Commissioner collects those bills, and a bill left unpaid long enough can end in a tax sale on a first Tuesday, after which the owner has 12 months to redeem. Any delinquent county taxes, utility liens or HOA balances are paid from the proceeds at closing rather than out of your pocket. What we quote is what you receive, less only what you already owe on the property.

Situations We See Most Often in Georgia
Georgia foreclosure is fast. Because the process is non-judicial and sales happen on the first Tuesday of every month, a homeowner who falls behind in spring can be looking at a courthouse-steps auction by summer. We can close before the sale date, pay the lender in full from the proceeds and stop the foreclosure from ever hitting your credit report. If the numbers do not work for a straight payoff, we will talk to you honestly about a short sale.
An inherited Georgia property with the heirs scattered. Georgia probate runs through the Probate Court of the county where the person lived. If there was a will, the executor petitions to probate it; if not, the court appoints an administrator. Once Letters are issued the estate can sign a contract. We coordinate with your probate attorney, accept mail-away signatures from heirs in other states and buy the house with the furniture still in it.
A rental you are done managing. Georgia's dispossessory (eviction) process is faster than most states, but it still costs money, court dates and stress. We buy occupied rentals in North Georgia and Atlanta with the tenant in place and the lease assigned to us at closing, so you never have to file.
A house that will not pass a lender's appraisal. Chimney separation, a sagging roofline, polybutylene plumbing, termite damage in a crawlspace — any one of them can kill a financed sale on the day of inspection. We do not use a lender, so nothing on the inspection report changes whether we close.
