Selling Your Soddy-Daisy or Sale Creek House Fast and As-Is for Cash: A North Hamilton County Guide

Drive north out of Hixson on US 27 and the road runs between Walden Ridge on your left and Chickamauga Lake on your right almost the whole way to the Rhea County line. Along that stretch you pass every kind of house North Hamilton County has to offer: small frame and brick homes close to Dayton Pike, subdivisions that climb the lower slopes of the ridge, lake houses tucked down side roads toward the water, and, once you are past the city, the open pasture, mobile homes and long gravel driveways of Sale Creek.

Each of those properties sells a little differently. This guide walks through what a Soddy-Daisy or Sale Creek owner should check before taking any offer: whether the house is really inside city limits, what a lake lot buyer will ask about, how Tennessee treats an as-is sale, how a Hamilton County closing is put together, and how long each way of selling actually takes. We also spell out the cases where you would be better off with a listing agent than with us.

Want just a number? Head to we buy houses for cash in Soddy-Daisy and send the address for a written offer. Owners with a second property farther south can use the same process to sell my house fast in Chattanooga, TN.

πŸ“Œ In Two Sentences

When the title is clean, a cash sale of a Soddy-Daisy house can close roughly two weeks after you sign, with no repairs, no showings and the buyer paying the closing costs. A tidy, updated house, and especially a well-kept lake house, will usually fetch a higher price on the open market if you can afford to wait for a financed buyer.

Inside the City Line or Out in the County?

Soddy and Daisy were separate towns until 1969, when they combined into a single city along with the built-up land between them. The result is a long, narrow municipality that follows the highway and the shoreline. The 37379 ZIP code, though, was drawn by the Postal Service rather than the city, so an envelope addressed to "Soddy-Daisy" is not proof that a house sits within city limits. Sale Creek, just to the north, is not a city at all; it is an unincorporated part of Hamilton County with its own 37373 ZIP code.

The line matters to a seller for practical reasons. It decides which government issues building permits and code letters, whose records the title company has to search for code liens, and whether anything beyond the county tax bill could be owed at closing.

Wherever the house sits, the county side of property tax works the same way. The Assessor of Property appraises the home, Tennessee assesses residential property at a quarter of that value, and the Hamilton County Trustee mails the bill. Bills go out in the fall and must be paid by the end of February; on March 1 they become delinquent and interest starts adding up. At the closing table, overdue years are paid from your proceeds, and this year's bill is prorated so you cover only the days you owned the home. If several years have gone unpaid, the stages in our Hamilton County tax sale timeline show how much runway is left.

Four Kinds of North-County Property

Older homes near the original town centers

The oldest housing is closest to where Soddy and Daisy began, near Dayton Pike, the older road that US 27 now parallels through town. Many of these houses date from the early and middle twentieth century and have stayed with a single family for decades. When they come up for sale, the usual reason is a parent's death or a move into assisted living. Typical findings are original wiring and plumbing, a roof with few good years left, a crawlspace that holds moisture, and additions built without much regard for code. An inspector hired for a financed buyer lists every item; a cash buyer just builds them into the price.

Subdivisions on the ridge slopes

West of the highway the ground rises toward Walden Ridge, and much of the housing built from the 1970s onward sits on that slope. These homes tend to be solid, but sloped lots bring their own questions: water running toward the foundation, a retaining wall that has started to lean, a driveway that heaves in a hard winter, or a septic field on a hillside. None of that stops a sale, but it does tend to surface during a lender's inspection and appraisal.

Lake and creek-side homes

East of US 27, the streets drop toward Chickamauga Lake and the Soddy Creek embayment. This is where the highest prices in the area are, and also the most paperwork, because a lake buyer asks questions an inland buyer never would. The next section covers those questions.

Sale Creek acreage and rural roads

North of the city, Sale Creek is farmland, woods and homes on a few acres, many on a private well and septic tank, some of them manufactured homes. Lenders handle a manufactured home differently depending on whether it is permanently attached to the land and treated as real property, so a sale that looks simple can stall in underwriting. Long-held family land can also have its own wrinkles, such as an old survey, a shared driveway with no written easement, or a deed still in a grandparent's name.

Curious What Your Soddy-Daisy House Is Worth As It Sits?

Send the address and a few words about its condition. A written cash offer comes back within 24 hours, with nothing to fix first. Say no and we part as friends.

Lake Lots, Docks and Flood Maps

Chickamauga Lake is a Tennessee Valley Authority reservoir, and that shapes what a buyer will want to know about any house on or near it.

  1. Who owns the bank. Along parts of TVA's reservoirs, the agency kept a strip of shoreline land or a flowage easement when the lake was created, so a lot described as "lakefront" does not always run all the way to the water. Your deed and recorded plat show where your line actually falls, and a careful buyer's title examiner will look.
  2. Whether the dock is permitted. Section 26a of the TVA Act means a dock, boathouse, boat ramp or similar structure on TVA shoreline needs the agency's sign-off. Dig out that permit if you have one. If the dock was built without one, or was changed after it was approved, tell the buyer; it is a known issue they will have to deal with.
  3. The flood zone. Some low ground beside the lake and the creeks is mapped by FEMA as a special flood hazard area; enter the address at msc.fema.gov to see. Buyers using a federally backed loan in that zone are required to insure against flood, and the premium eats into what they can offer you. Our guide to selling in a flood zone covers this in more detail.
  4. Winter versus summer. TVA lowers its reservoirs in the cooler months and raises them again in spring. Someone touring in January sees less water off your dock than someone touring in July, which is worth explaining if you list in the off-season.

A cash buyer still checks all four, but none of them affects financing, so they change the price rather than whether the deal closes.

What "As-Is" Means Under Tennessee Law

Writing "as-is" into a contract tells the buyer you will not be making repairs. It does not switch off Tennessee's disclosure rules, and sellers who assume it does can get into trouble.

  • Tennessee's Residential Property Disclosure Act normally requires the seller of a residence with one to four dwelling units to hand over the state disclosure form. If the buyer signs a written waiver, a disclaimer can take its place, stating that the seller makes no representations about condition. Cash buyers regularly sign that waiver.
  • Certain transfers fall outside the Act entirely, for example foreclosure sales, transfers a court orders, and sales by an estate's personal representative. An executor selling a parent's house should ask the closing attorney whether the exemption fits.
  • Some conditions must be disclosed whatever form is used. A sinkhole you know about is the main one, and the limestone under much of Hamilton County means it is not a theoretical concern.
  • For any home put up before 1978, federal rules add a lead-based paint disclosure and the EPA's lead pamphlet, and that takes in a large share of the older houses near Dayton Pike.
Known problems still have to be shared

If the basement takes on water every time the lake comes up, or the septic field gives trouble every spring, say so in writing. A disclaimer covers what you did not know, not what you kept quiet about, and an honest as-is buyer has already priced that kind of problem in.

Our longer piece on selling a house as-is in Chattanooga goes deeper into the forms. None of this is legal advice. For how the rules fit your particular sale, talk to a lawyer licensed in Tennessee.

The Hamilton County Closing

Tennessee does not require a lawyer at every real estate closing. In Hamilton County, most sales are handled by a title company or a closing attorney who holds the earnest money, examines the title, gathers payoffs, conducts the signing and sends the deed to be recorded. A Soddy-Daisy or Sale Creek sale usually goes like this.

1
Day 1
Offer Accepted
You sign a written contract that names the price and closing date. The title company or closing attorney receives the earnest money and opens a file the same week.
2
Days 2–7
Title and Tax Search
The examiner works through the chain of deeds, deeds of trust, liens and judgments on file at the Hamilton County Register of Deeds, and checks with the Hamilton County Trustee for any unpaid tax years. Inside the city, any Soddy-Daisy code lien or bill is checked too.
3
Week Two
Clearing What Turned Up
Mortgage payoffs are ordered, an old loan with no recorded release gets cleared, and if the owner has died, the estate's personal representative is confirmed through Hamilton County Chancery Court. How much turns up here is what separates a two-week closing from a five-week one.
4
Closing Day
Sign, Fund, Record
The closer walks you through the deed and settlement statement before you sign. Loans, liens and overdue taxes are paid first, and what remains reaches you by wire or check. The deed carries a sworn oath of consideration, the state transfer tax ($0.37 per hundred dollars of consideration) is paid, and the deed goes downtown to be recorded.

If you have already moved away, or you inherited the house while living in another state, a notary near you can usually witness the signing and the papers are mailed back. When we are the buyer, we cover the closing costs and the transfer tax; our how it works page lays out our side of it. If you are behind on the mortgage, keep in mind that Tennessee foreclosures happen out of court and can move quickly, so read our Tennessee foreclosure timeline before you plan around a date.

Fast is available, not mandatory. If you need until the end of a school term, or until a new place is ready, we can set closing for that date instead.

When an Agent Will Net You More

We buy houses, so take this as a straight answer against our own interest: if your Soddy-Daisy home is updated, shows well, and you can give it two or three months, a good local listing agent will usually get you a higher net. That is doubly true of a well-kept lake house, where buyers compete for the water.

Selling for cash tends to make more sense when:

  • You are looking at a new roof, a furnace or heat pump, foundation repair or septic work that you would sooner not fund or manage yourself.
  • It was a parent's home, you live somewhere else, and taxes, insurance and utilities keep coming every month it sits empty.
  • The dock is unpermitted, the lot floods, or the manufactured home's title is unclear, and a lender is likely to balk.
  • There are tenants in place and you would rather sell with them there than wait out a lease.
  • A date is setting the pace: a transfer, a divorce, a delinquent tax notice or a foreclosure sale.

Before you sign with anyone, read our guide to telling whether Chattanooga cash home buyers are legit for the warning signs, and our cash buyer vs. realtor comparison works through the numbers. Ask every set of Soddy-Daisy cash home buyers you talk to for a written offer and the name of the title company they close with, and judge us by the same standard.

Hixson, Sale Creek and Beyond

Soddy-Daisy runs straight into Hixson to the south, and the closing process there is the same; our Hixson cash-sale guide covers that side of the line. Heirs settling a parent's estate can read about selling an inherited house to see what has to happen in court before anyone can sign. And when you are ready to talk about a house in Soddy-Daisy, Sale Creek or the lake roads in between, start with sell your Soddy-Daisy house as-is and we will take it from there.

Soddy-Daisy Seller FAQ

Is every house with a Soddy-Daisy mailing address inside the city?

No. The 37379 ZIP code was set by the Postal Service and does not follow the city boundary, so some homes with a Soddy-Daisy address sit on unincorporated Hamilton County land. Sale Creek, to the north, is unincorporated and uses its own 37373 ZIP code. The Hamilton County Assessor of Property record for the parcel shows the taxing district, and the title company confirms it before closing.

Can I sell a Chickamauga Lake house with a dock for cash?

Yes. A cash buyer will still ask whether the dock has a TVA Section 26a permit, where your property line falls relative to the shoreline, and whether the lot is in a FEMA flood zone, because those affect what the house is worth. None of them depends on a loan approval, though, so they shape the price rather than whether the sale closes. Gather any TVA permit paperwork and your survey before you start.

How fast can a Soddy-Daisy house close for cash?

Around 14 days after a signed contract is typical when the title is clean, because there is no lender, appraisal or financing contingency involved. Delays usually come from the paperwork instead: an estate that has not been opened yet, a mortgage satisfied years ago with no release on record, or a boundary question on rural Sale Creek acreage. If you need more time to move, the closing date can be pushed later.

Who records the deed and collects property taxes when a Soddy-Daisy house sells?

The deed goes on record at the Hamilton County Register of Deeds, the same office that holds the mortgages, liens and earlier deeds the title examiner reviews. County property taxes are collected by the Hamilton County Trustee, and the closer settles any years still owing out of your proceeds on closing day. Dignity Properties pays the closing costs and the state transfer tax when it buys; call (423) 212-8384 to talk through your house.
